Learn about Let Property Campaign →Prior to Section 24, landlords deducted mortgage interest in full before calculating tax. Now, HMRC taxes you on gross rental income minus only non-finance expenses, granting only a 20% basic rate tax credit at the end.
This phantom income often pushes basic-rate taxpayers into the 40% higher-rate tax band, triggering the High Income Child Benefit Charge and slashing personal allowances.

Does your gross rental turnover exceed £50,000 (6 April 2026), £30,000 (6 April 2027), or £20,000 (6 April 2028)? HMRC requires digital records and quarterly updates based on qualifying gross income from prior tax returns. Income at or below £20,000 is not currently mandated.

Answers to the most common questions UK landlords ask before working with us.
Under Section 24 legislation, individual landlords cannot deduct mortgage interest or financing costs as an allowable business expense to reduce taxable rental profit. Instead, you receive a basic-rate 20% tax reducer deducted from your final tax liability. If you are a higher (40%) or additional rate (45%) taxpayer, you will pay significantly more tax on the same cash profit.
Transferring existing personally-held properties into a company triggers Capital Gains Tax (CGT) and Stamp Duty Land Tax (SDLT) as if you were selling them on the open market, unless you qualify for Section 162 Incorporation Relief. Qualifying for Section 162 relief requires satisfying a fact-sensitive case-law test that your portfolio is operated as a genuine business rather than a passive investment, so individual professional advice is essential. In many cases, it is more cost-effective to keep existing properties personal and purchase all new acquisitions via an SPV. We calculate both options during your review.
If you dispose of a UK residential property (such as a buy-to-let or second home) that generates a taxable capital gain, you cannot simply wait for your end-of-year Self-Assessment. HMRC mandates that you calculate the gain, report it through the online Capital Gains Tax on UK property service, and pay the tax due within 60 days of the completion date. Missed deadlines incur immediate £100 late-filing penalties and compounding interest.
Repairs (revenue expenses): Restoring something to its original state (e.g. repainting, replacing broken tiles, repairing a boiler, or like-for-like modern replacements such as single glazing to double glazing). These can be deducted 100% against your rental income in the tax year incurred.
Capital improvements: Adding something new or substantially upgrading the asset (e.g. building an extension, loft conversion, or adding en-suite bathrooms). These cannot reduce your rental income today, but are added to your property cost base to reduce your Capital Gains Tax when you eventually sell.
Yes. If you own property jointly with your spouse or civil partner, HMRC by default treats rental income as split 50/50. However, if your actual beneficial ownership is unequal (e.g. 99% / 1% via a valid Deed of Trust), you can submit HMRC Form 17 within 60 days of the deed to allocate rental profits in line with your beneficial shares. This is an effective way to shift income to a lower-earning spouse.
Do not wait for HMRC to contact you with an investigation letter. Under the HMRC Let Property Campaign, landlords who come forward voluntarily receive substantially lower financial penalties and access to manageable payment plans. A complete and unprompted disclosure will usually result in lower penalties and is an important factor in HMRC deciding whether civil rather than criminal treatment is appropriate. Outcomes depend on the circumstances and completeness of the disclosure. As an ACCA-qualified accountant, we prepare the disclosure calculations and negotiate the settlement on your behalf.
Yes, if your gross qualifying property turnover (combined with any self-employment sales) exceeds £50,000 on your 2024/25 return, you are mandated under Phase 1 from 6 April 2026. If gross income is between £30,000 and £50,000 (assessed from 2025/26), you enter under Phase 2 from 6 April 2027. Over £20,000 (assessed from 2026/27) enters under Phase 3 from 6 April 2028. Income at or below £20,000 is not currently mandated. Under MTD, you must keep digital records and submit four quarterly summary updates plus a Final Declaration using HMRC-compatible software. The threshold is calculated on gross rental turnover before deducting mortgage interest or repairs. Properties held inside limited companies (SPVs) are currently exempt.
